Comparison of the urban structures of three residential estates in Rzeszów in the context of sustainable development criteria

Abstract

Rapid urban expansion fosters chaotic and uncoordinated development. As a result, multi-family housing estates are often built without meeting sustainable development criteria. This is particularly evident in the limited access to public transport, landscaped green areas, and spaces supporting social cohesion. This article presents a comparative study of three residential estates in Rzeszów: two with historical layouts from the socialist period, and two developed after 2000. This analysis focuses on access to public transport, pedestrian and cycling infrastructure, healthcare, educational and cultural institutions, retail and service facilities. Additionally, both local and city-level public spaces, including green areas, were examined. The findings indicate that the historically planned estate offers better service coverage and social-recreational spaces. In contrast, contemporary development is characterized by uncontrolled spatial growth and the commercialization of urban spaces and services.
